JOB DESCRIPTION:

Miller Construction Services, a trusted leader in the industry, is seeking a skilled and dedicated Commercial Project Manager to join our team. This individual will be responsible for leading and overseeing commercial construction projects from inception to completion. This role will involve coordinating project activities, managing resources, ensuring regulatory compliance, and delivering projects on time and within budget. The ideal candidate will possess a strong background in project management, refrigeration systems, and leadership.

ROLE AND RESPONSIBILITIES:

  • Collaborate with the Senior Project Manager to evaluate and develop project scopes based on bid/construction drawings, customer specifications, site photos, and on-site meetings.
  • Establish project objectives and communicate details clearly with subcontractors, vendors, and engineering consultants.
  • Analyze plans to determine required subcontractors and provide detailed take-offs for equipment and materials.
  • Prepare comprehensive scope of work documents to effectively communicate project specifics to all stakeholders, including subcontractors and customers.
  • Develop overall bids encompassing multiple subcontractors, vendors, and management.
  • Review subcontractor and vendor bids to ensure inclusion of all project details.
  • Conduct cost analysis using project data to assess bid accuracy.
  • Implement value engineering techniques to identify optimal solutions and reduce costs while adhering to budgets.
  • Communicate scope-related inquiries (RFIs) to architects, engineers, and customers to clarify bidding requirements.
  • Create project schedules for bidding and management purposes.
  • Document project details through the company’s project management software, including status updates, dates, change orders, and permits.
  • Review purchase orders and contracts prior to project initiation.
  • Must be willing to travel 1-3 days a week
  • Other duties as assigned

ROLE REQUIREMENTS:

Education:

  • High School diploma or equivalent required.
  • Bachelor’s degree in Business Administration, Project Management, Construction Management, Communication, or similar field preferred.

Experience:

  • Minimum of 5 years of general project management experience, demonstrating strong leadership and organizational skills in various project environments.
  • Experience in managing commercial construction projects, overseeing all phases from planning to execution required.
  • Experience managing refrigeration projects, including the design, installation, and maintenance of commercial refrigeration systems preferred.

  • Ability to build and maintain relationships with clients, subcontractors, and vendors to facilitate smooth project execution and enhance customer satisfaction.
  • Expertise in identifying potential project risks and developing mitigation strategies to minimize impacts on timelines and budgets.
  • Excellent verbal and written communication skills.
  • Strong organizational and mathematical skills.
  • Team-oriented with the ability to collaborate effectively.
  • Self-motivated while being an effective team member.
  • Strong work ethic and dependability.
  • Proficient in Microsoft Office Suite, especially Word, Excel, and Project.
  • Strong analytical and problem-solving skills.
