About The Role

Cask Construction is hiring a friendly, organized Project Manager in Saint Petersburg FL to lead residential construction projects from design through closeout. You’ll manage design, permitting, budgets, schedules, subcontractor coordination, and customer communication while using Buildertrend and MS Office to keep projects on track and clients delighted.


What You’ll Do

As Project Manager you’ll own the customer journey and project lifecycle. Key responsibilities include:

  • Drive the design phase: run design review meetings, attend internal passoffs, coordinate with draftsmen and the selections coordinator, and provide at least two budget updates before permit submission.
  • Manage permits end-to-end: prepare and submit permit paperwork, track RFCs, coordinate plan revisions, and keep clients informed throughout the permitting process.
  • Finalize contracts: complete a 95% budget revision, review scope and sub pricing with owners, and execute construction agreements before breaking ground.
  • Collect deposits and set up projects: collect 25% deposits, build project schedules alongside superintendent, and confirm initial construction budget is set up with correct subcontractor POs in the correct cost codes.
  • Coordinate subcontractors and procurement: execute and review subcontracts and purchase orders, verify insurance and signed agreements, and oversee ordering of long-lead items to prevent delays.
  • Monitor construction progress: compare baseline to actual schedules, attend site meetings, maintain Buildertrend with photos, change orders, and permit documents, and complete monthly Budget Maintenance Sheets (BMS).
  • Prepare and submit owner invoices in AIA format and coordinate with the Bookkeeper for Buildertrend processing.
  • Lead closeout activities: manage punchlists, warranties, CO/Certificate of Completion documentation, and ensure a smooth handoff to the owner.
  • Proactively identify and mitigate risks, collaborate with the Superintendent and trades to resolve issues, and maintain consistent, empathetic communication with clients.

Quarterly Key Performance Indicators

You’ll be measured against clear, achievable KPIs aligned to our growth goals. These 6 KPIs will remain consistent, however the actual number to be achieved for each quarter will vary based on project load and current project status.

  1. Complete "x" designs per quarter
  2. Receive "x" permit approvals per quarter
  3. Execute "x" construction agreements per quarter
  4. Collect 25% deposit on "x" projects per quarter
  5. Advance "x" projects from groundbreaking to approved insulation inspection per quarter
  6. Receive Certificate Of Occupancy (CO) on "x" projects per quarter

Who You Are

You’re a proactive construction project professional who balances people skills with technical knowhow. Your profile likely includes:

  • 5+ years of residential construction project management or similar experience managing construction projects
  • Proficiency with Buildertrend (project documentation, scheduling, and cost control) and experience preparing AIA invoices
  • Strong budgeting, scheduling, and procurement experience, including subcontracts and POs
  • Comfort navigating permitting processes and coordinating plan revisions with municipalities and design teams
  • Excellent communication, organization, and time management skills; ability to prioritize multiple projects and meet deadlines
  • Ability to build relationships with homeowners, trade partners, and internal teams with empathy and professionalism
  • Problem solving mindset with a focus on risk identification and mitigation
